Our mission is eliminating fraud and restoring trust in Nigerian real estate transactions through ground-truthed verification, satellite telemetry, and AI document forensics. This policy governs how we collect, process, store, and safeguard your information.
The Information We Collect
To authenticate property claims, coordinate deals, and prevent real estate fraud across Nigeria, we collect and process specific categories of data:
Precise real-time geographic coordinates captured during property inspections, field surveying, and listing submissions to prevent phantom listings and spoofed locations.
Exchangeable Image File Format (EXIF) metadata embedded in uploaded property photos and title scans (camera hardware, original timestamp, focal data, and geolocation tags) to detect digital tampering or stock image theft.
Messages, interaction histories, attachments, and transaction logs conducted via WhatsApp with our official business accounts for customer support, onboarding, and deal coordination.
Full names, contact details, valid government identification (NIN, Driver’s License, International Passport), and realtor/affiliate verification licenses.
Deeds of Assignment, Certificates of Occupancy (C of O), Governor’s Consents, Survey Plans, gazettes, excision records, and court judgments uploaded for forensic audit.
IP addresses, device identifiers, session cookies, and navigation patterns utilized to maintain security integrity and detect suspicious access.
Purposes of Processing & Internal AI Model Training
We process personal data only when we have a recognized lawful basis under Section 25 of the NDPA 2023 (Consent, Performance of a Contract, Legal Obligation, or Legitimate Interest):
- To authenticate cadastral survey boundaries and cross-reference state land registries.
- To coordinate secure buyer-seller introductions, escrow workflows, and affiliate rewards.
- To facilitate direct communication, dispute triage, and support via WhatsApp and encrypted channels.
- To enforce fraud prevention algorithms and protect innocent buyers from predatory real estate syndicates.
We never sell personal data to advertisers or third-party data brokers. However, you acknowledge and agree that PropaBridge utilizes anonymized, de-identified, and aggregated property listing data, geospatial metrics, and verification records to train, evaluate, and benchmark our internal artificial intelligence (AI) verification algorithms and document forensic models.
Cloud Infrastructure & Third-Party Processing
To guarantee enterprise availability and data durability, all user data and encrypted document repositories are hosted and processed on secure third-party cloud infrastructure provided by Amazon Web Services (AWS).
Our servers and databases leverage AWS secure data centers adhering to SOC 1/2/3, ISO/IEC 27001, and advanced AES-256 encryption at rest and TLS 1.3 in transit.
Billing and transaction fees are routed directly through CBN-licensed payment switch partners. We do not store full credit/debit card numbers on our infrastructure.
Where compelled by an enforceable court order or statutory warrant issued under Nigerian law (such as by the EFCC, ICPC, or Nigerian Police Force in verified fraud investigations), we disclose relevant records in strict compliance with legal procedures.
Data Retention & Indefinite Archival of Fraud-Related Records
Personal data is generally retained only for the duration necessary to satisfy active transactions and account management. However, to safeguard the Nigerian public and preserve platform integrity:
Zippatek Digital Ltd expressly reserves the right to retain fraud-related records, disputed submissions, forged or tampered documents, spoofed GPS telemetries, and associated WhatsApp communication histories indefinitely. Such records are maintained as essential forensic evidence for ongoing platform integrity, legal proceedings, defense of third-party claims, and statutory compliance under Nigerian criminal law.
Your Rights Under the NDPA 2023
As a Data Subject residing in Nigeria, Part VI of the Nigeria Data Protection Act 2023 accords you enforceable rights:
- Right to Confirmation and Access: You may request confirmation and copies of personal data we hold concerning you.
- Right to Rectification: You may request correction of inaccurate, incomplete, or outdated personal information.
- Right to Erasure (Right to be Forgotten): You may request deletion of your personal data where retention is no longer justified, subject to our statutory rights to retain fraud records and comply with Nigerian law.

Governing Law & Jurisdiction
This Privacy Policy, all privacy notices, and any disputes relating to the processing of personal data shall be governed by and construed in accordance with the substantive laws of the Federal Republic of Nigeria, including the Nigeria Data Protection Act 2023.
The competent courts located within the Federal Capital Territory, Abuja and Lagos State, Nigeria shall have exclusive jurisdiction over any legal action arising under this Policy.
