The inspection fee (sometimes called a registration fee or viewing fee) is the most normalized form of exploitation in Nigerian real estate. It typically ranges from ₦5,000 to ₦20,000, payable before the agent will show you the property.

The structural problem with inspection fees
Consider the economics of a standard agency arrangement. If an agent lists a highly desirable 2-bedroom flat and charges a ₦10,000 inspection fee, showing that flat to 20 people generates ₦200,000 in untaxed, immediate cash.
This creates a perverse incentive:
- It incentivizes fake listings: An agent can list a property that has already been rented, or that they have no mandate for, simply to collect viewing fees.
- It wastes time: Agents are incentivized to show you properties that do not match your requirements, because they get paid regardless.
- It creates a barrier for serious renters: A renter viewing five properties must spend ₦50,000 before they have even found a place to live.
"But agents spend time and fuel"
The standard defense of the inspection fee is that agents incur costs to show properties. This is true. However, in every other professional service industry, the cost of customer acquisition is borne by the service provider or the seller — not the prospective buyer.
A legitimate agent's compensation is the agency fee (typically 10% of rent) paid when a transaction closes. A professional agent filters clients properly and shows properties efficiently to close deals, not to collect toll fees at the gate.
